LANDLORD AND TENANT

Landlord and Tenant matters and letting property within the private rented sector can be complicated and the potential for disputes between landlord and tenant is often great. We can assist you in dealing with these matters.

However thoroughly a new tenant is vetted it is inevitable that, from time to time, landlords will experience difficulties with tenants failing to pay their rent, creating a nuisance, causing damage to the property, or refusing to move out at the end of the term of their tenancy.  We can deal with all disputes between landlord and tenants throughout England and Wales.  It does not matter where you live to use this service. 

You will not need to attend our offices as we can accept instructions online, by post, facsimile or email. 

For private Landlords we can help in serving the required notices to quit to your tenants and pursue the matters all the way to the courts if required.  We can offer this service on a fixed fee basis.  Full terms and conditions will be provided upon receipt of your instructions.  We take the stress of evicting your tenants away from you.

The first Stage

For private residential landlords, we can serve the required notices to quit for £54.99 plus VAT.  If two notices need to be served we will serve both at £54.99 plus VAT Instruct us now

The service of notice/s is the first stage of the eviction process.  If your tenant does not vacate the property when the notice/s have expired, then we may advice you to commence formal eviction proceedings which is the second stage of the process.

The fixed fee for this stage is £487.99 plus vat. This amount is limited to one attendance in court by an advocate. If the matter cannot be determined after one hearing then additional charges will apply. Instruct us now.

The Third stage

Stage three is the instruction of bailiffs if the tenant does not vacate the property after stage 2.  We will apply to court for a bailiff to attend the property.  Our fees for this stage is £150.00 plus vat and this includes the court fees.

FUNDING

Some clients find that their home or landlord insurance covers legal expenses in certain types of claims.  It is advisable to check with your insurers in the first instance if your claim would be covered.
